2. Can you give us more details about your project Tapovan ?
Tapovan are the ultra luxury homes from MARG ProperTies. This project consists of 120 exquisitely carved villas sprawling over 77 acres of lush greenery.

3. What are the different types of villas available, please give details?
We have two types of villas. Option 1 - 1/4 acre with a built up area of 2553 sq ft & Option 2 - 1/2 acre with a built up area of 3558 sq ft

4. How many villas are you building and how many floors will be there ?
120 villas, of which 17 are G - model and rest G+1 model

5. What are the charges for Amenities?

  • Club House Membership Fees – Rs 4,00,000,
  • Infrastructure Deveopment charges – Rs 14,00,000,
  • Design Consultancy & Legal Charges – Rs 3,00,000,
  • Maintenance Charge – Rs 3/ Sq ft as and applicable,
  • Corpus Fund – Rs 75,000

6. What are the amenities offered at Tapovan?
Club house will comprise of Reception, Auditorium, Squash court, Restaurant, Indoor games, Cafetaria, Pool, Open air theatre, Departmental Store, Central park, Hospice centre, Golf putting green.

7. Is this project approved by any bank for home loans?
We will assist you in getting loans.

8. Will there be appreciation in the project in about 2 years from now ?
Most certainly, as this is strategically placed behind Swarnabhoomi this will have its own share of appreciation.

9. Which is the nearest school to this project?
The nearest school is MARG Navajyothi Vidyalaya @ Swarnabhoomi.

10. Assuming I buy a villa today when can I register my villa?
After paying 100% of total amount, you can register the plot in your name.

11. Is your villa constructed as per vaasthu?
Yes, ours is completely vaasthu compliant

12. Can I modify the internal structure?
Once the villa is constructed there is less chances of modifying the internal structure over a period of time. During the construction, there can minor changes that can be incorporated provided it's feasible.

13. What is the provision for power supply?
There is 3-phase power supply and we have back-up DG's to support the power cut.

14. What are the formalities for booking an villa at Tapovan ?
Upon paying the booking amount for Rs. 5 lakhs the villa be acknowledged as booked for a customer

15. What are the cancellation charges, if in case if I decide to with draw after making the advance payment of Rs 500000/- ?
The cancellation charges are 25% on booking amount. Upon registration it is 25% on the total cost.

16. Does your villa rooms have proper cross ventilation?
Villas are placed in such a way that they get more than 90% open space for enough natural air to come in.

17. Do all the villas have a balcony?
Yes, We have balconies in all bedrooms of the villa

18. How many covered car parks & open car parks are provided?
We have a car porch at the front of every villa

19. How much is your Maintenance charges?
Maintenance charges upon handing over will be charged @ Rs. 3 per sqft on Built-up area. On completion of the villa and common areas which include clubhouse and other amenities we will start charging for Maintenance.

20. What all do you cover in your Maintenance charges?
Maintenance charges will cover entire maintenance of common areas which will be under the control of MARG.

21. When was the project launched?
2008

22. What is the percentage of the carpet area, plinth area and common area? What percentage is the UDS?
Carpet area to Plinth area will be 85:15 ratios. The villas are registered under Absolute Sale deed with the common area under UDS. Common areas are always held by the developer.

23. What is the price range of your villa?
Rs.85 lakhs onwards (limited period offer)

24. Are there any hospitals located close to the project?
We have an in house Hospice centre that will cater to its needs.

25. What is the provision for water supply?
Currently there are 7 wells containing huge water which will be interlinked for a better supply of water. Moreover, bore well points to be identified and connect. Above which RO plant will be fixed if required. The water from the well will be routed to the treatment plant and from there it will be channelized to overhead tank and from there it will be supplied to individual villas.

26. As a NRI / PIO / OCI, can I buy this property?
