1. Can you please give me more information about your project? Where is it located?

Our project Savithanjali is located in a place called Kalavakkam, which is only 3 kms from Kelambakkam junction. It is just a 40 minutes drive from Madhya Kailash on the six lanes IT Corridor of Chennai, OMR. This project is right on the main road which gives you an easy access to schools, hospitals etc.

2. What is the total area of the project?

The Total land extent of the project is 7.11 acres.

3. What are the types of apartments available in Phase I?

We offer you 5 different types of apartments ranging between 1157 sq ft to 3149 sq ft

4. How many apartments are you building and how many floors will be there?

We are constructing 678 apartments in 6 blocks of 16 floors each; it is a multi storey building Tech-Smart home which will create a landmark on the OMR.

Phase I - A, B and C - 353 Units

Phase II - D, E and F - 325 units

5. What is the price range of your apartments?

It falls within the category of Rs. 39.5 to 120 lakhs (All Inclusive).

6. How are you pricing the apartment?

We have our limited period offer for Rs.3199 per sq. ft. So be the first mover to avail the best price.

7. Does this project come under the CMDA limits or DTCP limits? Have you got the approval for developing the residences?

This comes under the DTCP (Directorate of Township Country Planning) limits and we have received the DTCP approval (No: 38/2011). We have already received MSB approval (Multi Storey Building) for developing residences.

8. Do you have club house in the Savithanjali? If yes, what are the facilities offered?

10. What about the maintenance of the apartments?

Once the project is completed and handed over, the residents will form an association which will decide on the maintenance or the project will be maintained by Heiligen Worldwide services, our sister concern.

11. What will be the UDS for an 1157 sq ft apartment?

We have worked out the details of UDS for every apartment. For instance, the UDS for an 1157 sq ft will be 369 sq ft. UDS will be 31.88% of the size of the apartment.

12. What are the specifications?

All details are provided in our project brochure. If you can spare 10 minutes of your time and drop in to our office, we can share all the details. The most unique is the automation implemented at our projects both at home level and community level. We use programmed sensor lighting in Bathrooms and Washbasins, Mood lighting in living and master bedroom. Also we had video door phone, gas leak detectors for the security purpose. Vehicle access cards are used to enhance the security.

13. When is the project completion date?

Our project will be completed within 24 months from the date of construction. We have scheduled our construction by October 2010; hence we could commit the possession as May 2013 plus 3 month's grace period.

14. Are your apartments Vaastu compliant?

Yes, all the apartments are vaastu compliant. We have all the four sides facing apartments.

15. What are the schools and college near to Savithanjali?

18. What do you mean by Savithanjali?

Savithanjali means "Gracious Offering to Sun God".

19. What is the set back area between Apartment Blocks?

Approximately 60' which is equivalent to 20 m.

20. What is the provision for Water Supply?

Water source is from ground and Panchayat from Thiruporur. Water Treatment plant will be provided to meet the requirement. Reverse Osmosis Plant with Hydro Pneumatic system is implemented to meet the drinking water requirement.

21. Can I modify the internal structure?

The Project has been designed keeping in mind maximum utilization and minimizing dead spaces, the designs are extremely user friendly .We sees no need for customization and is a well researched designed. If you can drop in to our office, we can show you the fabulous designs of the interiors.

22. What is the provision for power supply?

To provide you with uninterrupted power supply we will set up a DG backup for the Common area and pumps for your convenience. And we provide with 3 phase connections and back up for 3 lights, 3 fans and1 Power socket.

23. Do you have any home loan arrangements for your project?

Yes, we have preferred banks like PNB-HFL(Housing Finance Limited), LIC, India Bulls, Axis Bank, SBI, BOB, HDFC and ICICI bank.

24. How do you compare yourself with which are located very close to your project?

We offer lot of facilities when compared to any of the nearby projects including automation features. We offer Premium Apartments with advanced features at affordable price. Let us remind you that pure price comparisons between projects does not do justice to the features provided in our project. We are not just selling a home; we are selling dreams as well!!

25. If I book now when can I register my apartment?

Our payment schedule is linked with the progress of construction and once you make 35 % payment you can register your apartment.

26. Where is the Registrar office located?

The Registrar office for this project is located at Tiruporur

27. I am one of your Navratna or Pushpadruma customers, I would like to move from Navratna or Pushpadruma to Savithanjali, Is it possible?

Yes, it is possible to move from Navratna or from Pushpadruma to Savithanjali. You have to pay the difference in the rate per sq ft at which you purchased Navratna or Pushpadruma vs. the current rate of Savithanjali. Currently we are selling Savithanjali at Rs.2999/ as our limited period offer.

28. What are the formalities for booking an apartment at Savithanjali?

Once you have chosen your apartment, you need to fill up a booking form and pay an advance of Rs.2 lakh favoring '"MARG ProperTies Ltd - Savithanjali project". The remaining portion of the 20% less Rs. 2 lakh should be paid within 30 days from the date of booking the apartment.

29. What are the cancellation charges, if in case if I decide to with draw?

We would be deducting 25% of the advance amount paid to us (i .e) Rs.50,000/ and the balance would be refunded. If agreement is signed the cancellation charge will be 20% of the apartment cost.

30. Since this is a multistoried building, how many lifts will be provided and how does one deal during an emergency?

Each block will have 4 lifts and 4 staircases.

31. What is the percentage of Open area versus the Constructed area?

The Open area will be 70 Percent and the Constructed area will be 30 percent.

32. What are your other charges?

The break up of other charges will be as follows

  • Rs. 2. lakh for basement car park,
  • Rs. 1.5 Lakh for stilt car parks,
  • Rs.75,000 for open car parks ,
  • Water , EB and Sewerage charges Rs. 75000/ ,
  • Legal charges Rs.25000/ ,
  • Corpus Fund Rs. 25000/
  • Club membership Rs.100000/.

33. Do your apartment rooms have proper cross ventilation?

Yes, all the apartments are constructed with four side opening concept so there will be proper cross ventilation.

34. Do all the apartments have a balcony?

Yes each and every apartment comes with a balcony leading from the dining room as well as from the Master Bedroom.

35. Do you provide Piped gas connection?

Yes .We provides pipe gas connections along with safety leakage indication. It will be charged as per the meter.

36. Is your project constructed as per the seismic specifications to withstand earth quake?

Yes, RCC framed structure, designed for earth quake resistance.

37. Are lofts provided in the apartments?

Yes, lofts will be provided in the bedrooms and the kitchen.

38. How is the Kitchen designed?

It is designed to a modular kitchen compatible.

39. What is the height of the ceiling?

The height of the ceiling is 10 feet.

40. How many covered car parks and open car parks provided?

There are totally 800 car parks. Basement car park is - 483, stilt car park -100, open reserved car park 217.

41. What will be the size of the swimming pool?

The size of the swimming pool will be 80' x 40' .We provide toddlers pool and a common pool.

42. How much is your Maintenance charges?

Our Maintenance charges are between Rs.1.50/- to Rs.2.00 /- per sq.ft.

43. What is the capacity of Amphi theatre?

The seating capacity of the Amphi theatre is less than 120.

44. Will Marg help us in finding people for rentals?

Yes, we do rental assistance through our group company.

45. Where should I dump my waste?

We provide a garbage chute in the corridor were you can dump all the waste.

46. Is it possible that I can get an extra access card?

Yes, you can get an extra access card which will be chargeable.

47. What all do you cover in your Maintenance charges?

The Maintenance charges will cover the up keep and maintenance of the entire project which includes land scape areas, common areas lighting, security of the building and all over all cleanliness and upkeep of the project

48. Do you provide three phase connection?

Yes, we have a three phase electric connection. We provide 24 hours back up for all the common areas, lifts and 2 lights, 2 fans and 1 power socket for every flat.

49. Why do you collect Corpus Fund?

The Corpus fund is collected towards the maintenance of the entire project in the event of any repairs or upgrades this fund shall be used. The fund will be maintained in a separate interest bearing account and part of the maintenance will be funded.

50. Can we buy a flat and not take a corporate membership?

It's mandatory to take up a club membership which cost only Rs.100000/-which I am sure that is very less for the kind of facilities we offer.

51. When are you expected to get the DTCP approval?

Getting DTCP approval follows a long process. Following are the obtained approvals;
