1. Can you pls give me more information about your project  ? Where is it located?

Our project Pushpadruma is located in a place called Kalavakkam , which is 4 kms from Kelambakkam . It is just a 30 minutes drive from Madhya Kailash on the six lane IT Corridor of Chennai, OMR  .This project is right on the main road which gives you an easy access to schools, hospitals etc.

  • 10 mins  -  12 km  from Siruseri Sipcot
  • 8 mins – 10 km from SRR Engineering College
  • 6 mins – 8 kms from Chettinad Hospital
  • 2 mins – 1.5 kms from SSN Institute

2. What is the total area of the project ?

The Total land extent of the project is 4.4 acres.

3.  What are the types of apartments available?

We offer you 4 different types of apartments ranging between 847 sq ft to 1140 sq ft

  • 2BHK
  • 2BHK with Study
  • 3BHK with 2 Toilets and
  • 3BHK with 3 Toilets.

4.  How many apartments are you building and how many floors will be there ?

We are constructing 466 apartments in 3 blocks of 14 floors each, it is a multistoried building which will create a landmark on the OMR.

5.  What is the price range of your apartments?

It falls within the category of Rs. 19  lakhs  – 31 lakhs.

6.  How are you pricing the apartment?

Currently our apartments are priced at Rs.2249 / sq. ft.

7.  Does this project come under the CMDA limits or DTCP limits? Have you got the approval for developing the residences?

This comes under the DTCP (Directorate of Township Country Planning) limits and we have got the DTCP approval.

8.  Do you have club house in the Pushpadruma ? If yes , what are the facilities offered ?

Yes we do have a Club house in our Pushpadruma. The facilities offered are

We have worked out the details of UDS for every apartment . For instance , the UDS for a 847 sq ft will be 301 sq ft and for a 1140 sq ft apartment the UDS  is 405 sq ft

12.  What are the specifications?

All details are provided in our project brochure . If you can spare 10 minutes of your time & drop in to our office , we can share all the details .

13.  When is the project completion date?

Our project ( phase 1 ) will be completed within the 18 months time (i.e) by  Jan 2011.

14.  Are your apartments Vaastu compliant?

Yes ,  all  the apartments are vaastu compliant. We have only East & West facing apartments .

19. What is the set back area between Apartment Blocks?

Approximately around 40 feet between 2 blocks

20. What is the provision for Water ?

Water supply will be augmented through treated ground water supplemented by the local panchayat water supply .

21 .Can I modify the internal structure?

The Project has been designed keeping in mind maximum utilization & minimizing dead spaces , the designs are extremely user friendly .We see no need for customization & is a well researched design . If you can drop in to our office , we can show you the fabulous designs of the interiors .

22.  What is the provision for power supply?

To provide you with uninterrupted power supply we will set up a DG backup for the Common area for your convenience.

23. Do you have any home loan arrangements for your project ?

Yes , our project has been approved by HDFC and SBI banks for the home loans

25. If I book now when can I register my apartment?

Our payment schedule is linked with the progress of construction and once you make 30 % payment you can register your apartment .

26. Where is the Registrar office located ?

The Registrar office for this project is located at Tiruporur

27. I am one of your Navratna customers , I would like to move from Navratna to Pushpadruma , Is it possible ?

Yes , it is possible to move from Navratna to Pushpadruma . You have to pay the difference in the rate per sq ft  at  which you purchased Navratna vs the current rate of Pushpadruma . Currently we are selling Pushpadruma at Rs.2009/ for the first 100 bookings only .

28 . What are the formalities for booking an apartment at Pushpadruma ?

Once you have chosen your apartment , you need to fill up a booking form and pay an advance of Rs.1 lakh favouring ‘ MARG LTD ‘ . The remaining portion of the 15% less Rs. 1 lakh paid should be paid within 30 days from the date of booking the apartment .

29. What are the cancellation charges, if in case if I decide to with draw after making the advance payment of Rs 1 lac ?

We would be deducting 25% of the advance amount paid to us ( i .e ) Rs.25000/ and the balance would be refunded back to you within 30 days

30 .Since this is a Multistoried building , how many lifts will be provided and how does one deal during an emergency ?

Each block will have 3 lifts – two  8 passenger capacity lifts and one stretcher lift which can be used during an emergency .

31. What is the percentage of Open area versus the Constructed area ?

The Open area will be around 80 % and the Constructed area will be around 20 %

32. How far is your project located from the Chennai Airport ?

From Chennai Airport our project is 55 kms

33. What are your other charges ?

The break up of other charges will be as follows  

  • Rs. 1.50 lakhs for covered car parks,
  • Rs.50,000/ for open car parks ,
  • Water ,  EB & Sewerage charges Rs. 75000/ ,
  • Legal charges Rs.20000/ ,
  • Corpus Fund Rs. 25000/
  • Club membership Rs.25000/ .

34. Does your apartment rooms have proper cross ventilation ?

Yes all the apartments are constructed with proper cross ventilation

35. Does all the apartments have a balcony ?

Yes each and every apartment comes with a balcony leading from the dining room .

36. Do you provide Piped gas connection ?

No sir  , since this is a 14 storied building we provide only individual gas connections due to safety reasons .

37.Is your project constructed as per the seismic specifications to withstand earth quake ?

Yes , It is constructed as per Seismic zone -III compliance &  Building Standards of India ( BSI )

38. Are lofts provided in the apartments ?

Yes , lofts will be provided in the bedrooms and the kitchen

39.How is the Kitchen designed ?

It is designed to a modular kitchen compatible.

40. What is the height of the ceiling ?

The Height of the ceiling is about 10 feet .

41.How many covered car parks & open car parks  provided ?

There are totally 184 covered car parks and 320 open car parks

42. What will be the size of the swimming pool ?

The size of the swimming pool will be 66 x 35 ft

43. How much is your Maintenance charges ?

Our Maintenance charges are Rs.1.50 per sq ft

44. What all do you cover in your Maintenance charges ?

The Maintenance charges will cover the up keep & maintenance of the entire project which includes land scaped areas , common areas lighting ,  security of the building & all over all cleanliness and upkeep of the project

45. Why do you collect Corpus Fund ?

The Corpus fund is collected towards the maintenance of the entire project in the event of any repairs or upgrades this fund shall be used . The fund will be maintained in a separate interest bearing account and part of the maintenance will be funded .

46. Can we buy a flat and not take the Club membership ?

It is mandatory to take the Club membership and it costs only Rs.25000/ which I am sure is very less for the kind of facilities we offer,  like

47. When is the road likely to be widened through Kelambakkam ?
