Our project Pushkara is located in a place called Kazhipattur, which is only 2 kms from Siruseri Sipcot IT park. It is just a 25 minutes drive from Madhya Kailash on the six lanes IT Corridor of Chennai, OMR. This project is off the main road which gives you a pleasant scenic view of Muttukadu lake

We offer you 3 different types of apartments ranging between 588 sq ft to 1700 sq ft
- 1 BHK - (588 to 595 Sq.ft)
- 2 BHK - (1075 to 1165 Sq.ft)
- 3 BHK - (1264 to 1700 Sq.ft)
4. How many apartments are you building and how many floors will be there?
We are constructing 204 apartments in 5 blocks of 4 floors each; it is a stilt + 4 floor building which is near to Muttukadu lake.
5. What is the price range of your apartments?
It falls within the category of Rs. 26 lakhs to Rs 50 lakhs (All Inclusive - Block C, D, E)
6. How are you pricing the apartment?
Currently we are selling Pushkara Block C, D & E at Rs 3550/Sq.ft and Block A & B at Rs 3899 per sq ft due to the premium view that one gets from these apartments.
This comes under the DTCP (Directorate of Township Country Planning) limits. We have already got the approval and the approval no is 2012-85.
8. Do you have club house in the Pushkara? What are the facilities offered?
Yes we do have a Club house in our Pushkara. The facilities offered are

Once the project is completed and handed over, the residents will form an association which will decide on the maintenance or the project will be maintained by Heiligen Worldwide services, our sister concern.
10. What will be the UDS for a 1000 sq ft apartment?
We have worked out the details of UDS for every apartment. For instance, the UDS for a 1000 sq ft will be 600 sq ft. UDS will be 60% of the size of the apartment.
11. What are the specifications?
All details are provided in our project brochure. If you can spare 10 minutes of your time & drop in to our office, we can share all the details. The most unique feature is the lake view from the deck which we have created inside the premises.
12. When is the project completion date?
Construction is going on in full swing, kindly refer the construction updates in home page.
Completion Dates:
Phase 1 (Block C, D & E) – Jun 2014 + 3 month grace period.
Phase 2 (Block A & B) – Sep 2014 + 3 months grace period.
13. Are your apartments Vaastu compliant?

16. What do you mean by Pushkara?
It's a Sanskrit word which means "The Blue Lotus" and it's also the name of Lord Angeneya.
17. What is the provision for Water Supply?
Water source is from ground & Panchayat from Thiruporur. Water Treatment plant will be provided to meet the requirement.
18. Can I modify the internal structure?
The Project has been designed keeping in mind maximum utilization & minimizing dead spaces, the designs are extremely user friendly .We see no need for customization & this is a well researched design. If you can drop in to our office, we can show you the fabulous designs of the interiors.
19. What is the provision for power supply?
To provide you with uninterrupted power supply we will set up a DG backup for the Common area & pumps for your convenience. And we provide with 500 VA backup for each unit of 2bhk & 3bhk and 200 VA for Studio ( 1 BHK ) Block.
20.Do you have any home loan arrangements for your project?
Yes, we have preferred partners like SBI, AXIS, LIC, SBM and HDFC bank.
21. If I book now when can I register my apartment?
Our payment schedule is linked with the progress of construction and once you make 40 % payment you can register your apartment.
22. Where is the Registrar office located?
The Registrar office for this project is located at Tiruporur
Yes, it is possible to move from existing project to Pushkara. You have to pay the difference in the rate per sq ft at which you purchased vs. the current rate of Pushkara. Currently we are selling Pushkara Block D & E at Rs 3399 and Block C at Rs 3499 per sq ft due to the premium view that one gets from these apartments.
24. What are the formalities for booking an apartment at Pushkara?
Once you have chosen your apartment, you need to fill up a booking form and pay an advance of Rs. 2 lakh favoring ‘”MARG ProperTies Ltd- Pushkara project”. The remaining portion of the 20% less Rs. 2 lakh should be paid within 30 days from the date of booking the apartment.
25. What are the cancellation charges, if in case if I decide to with draw?
We would be deducting Rs.25000/ and the balance would be refunded. If agreement is signed the cancellation charge will be 20% of the apartment cost.
26. How many lifts will be provided and how does one deal during an emergency?
Each block will have 1 lift and 1 staircase.
27. What is the percentage of Open area versus the Constructed area?
The Open area will be 70 Percent & the Constructed area will be 30 percent.
28. What are your other charges?
The break up of other charges will be as follows
- Rs. 2 Lakhs for stilt car parks

29. Do all the apartments have a balcony?
Yes each and every apartment comes with a balcony leading from the dining room and from the Master Bedroom in selected units.

Yes, RCC framed structure, designed for earth quake resistance.
32. Are lofts provided in the apartments?
Yes, lofts will be provided in the M.Bedroom and in kitchen.
33. How is the Kitchen designed?
It is designed to a modular kitchen compatible.
34. What is the height of the ceiling?
The Floor to ceiling height is approximately 10 feet.
35. How many covered car parks & open car parks provided?
There are totally 119 covered car parks & stilt & 64 reserved open car parks.
36. What will be the size of the swimming pool?
The size of the swimming pool will be 50' x 35' .We provide toddlers pool & a common pool.
37. How much is your Maintenance charges?
Our Maintenance charges are between Rs.1.50/- to Rs.2.00 /- per sq.ft.
38. What all do you cover in your Maintenance charges?
The Maintenance charges will cover the up keep & maintenance of the entire project which includes land scape areas, common areas lighting, security of the building & all over all cleanliness and upkeep of the project
39. Why do you collect Corpus Fund?
The Corpus fund is collected towards the maintenance of the entire project in the event of any repairs or upgrades this fund shall be used. The fund will be maintained in a separate interest bearing account and part of the maintenance will be funded.
40. Can we buy a flat & not take a club membership?
It’s mandatory to take up a club membership which cost only Rs.1.25 Lakh/-which I am sure that is very less for the kind of facilities we offer.
