Here comes a reason for celebration and a sense of pride for the Mozart of Madras, yes A.R.Rahman has done it again by bringing home two bags of GRAMMY last Monday. A.R.Rahman was awarded for the best soundtrack for motion pictures, television or other visual media category for the film Slumdog Millionaire, and in the best song for motion picture, television and other visual media category for “Jai ho”, which gave him the Oscar Award for the year 2009. Slum Dog Millionaire had presented the great singer/musician with two Oscars- a Bafta and a Golden Globe for his outstanding compositions. His achievement did not stop with this; he also won two prestigious GRAMMY awards which recently held in Los Angles which is the 52nd edition of GRAMMY award function.
A.R.Rahman’s award winning “Jai Ho” was heard all over and the city was chanting this mantra few months back with his “Jai Ho” concert which held in MARG Swarnabhoomi and the show was purely dedicated to the most prestigious man of music of our country. Chennai and Pondy are gearing up for the Pudhuvai Marathon 2010, to be held in the town of Pondicherry on Sunday, 14th Feb 2010. As much as 10,000 runners cutting across various professions, age groups and nationalities are expected join and run for the cause of environment.
At the beginning of a new decade, a new year it seems natural to look around and search for the next big thing to come. Here is a huge responsibility as a citizen to take look at global warming. I am sure Copenhagen summit delivered a significant result for the benefit of future generations, business leaders and for governments to think beyond the climate myths. One such initiative to create awareness about global warming, go green clean environment and also to be a part of the campaign to save earth is being organized Pudhavai Marathon 2010 by Marg Swarnabhoomi in collaboration with Rotary Club of Pondicherry Charitable Trust which is happening in Mahatma Gandhi Statue, Pondicherry where all schools and colleges have been invited to participate in this marathon.

Ten years ago, many people thought that there was no climate problem and they were unfortunately wrong. Five years ago, many people thought that we didn’t have the ideas and technologies to lower emissions dramatically and they are wrong again. Now, it is time to kill these two last myths. First, that business isn’t willing to contribute and secondly that we don’t have the decision-making system to reach a new global climate change treaty. We are proud that Marg Swarnabhoomi has taken the great step ahead in contributing to global warming by this Pudhavai Marathon initiative. Many organizations itself kills this first myth. Over the last 2 to 3 years, we have seen many business groups and individual corporations have become more and more outspoken when it comes to environmental regulation. The second myth is a shared responsibility. People always have a notion that the U.N. climate negotiations are too little, too late, and too slow. Now these myths are killed by the overwhelming contribution from organizations and individuals in the country to contribute towards global warming.
If all the critical players show dedication, pragmatism, and true political leadership it will work. Pudhuvai Marathon 2010 gives opportunity for every citizen to participate and be a part of the global cause. Today’s stress buster for many people is any kind of physical activity like playing any kind of sport or working out in gym. Mostly people prefer cricket as an option because in the process they enjoy what they are doing by learning the trick of success and failure. Cricket is an outdoor game played in any kind of open area which is spacious to accommodate the players and the audience. Nowadays many organizations choose cricket as a stress-buster which will also build a healthy platform between two different organizations and they get to know each other better. On the other hand it builds a healthy competition between the organizations to perform better each time. A cricket match held recently between Marg ProperTies and Lancor Housing in Chennai on 26th January 2010 which is a debut match for MARG ProperTies.
MARG always has a wonderful inbuilt team which brings rewards to the organization by participating in various multi-faceted activities. Marg is being successful in all its missions and they have proved this once again in their first Cricket Match against Lancor Housing. The team even had good wicket takers with players like Sathish CS Ranjit Sankar, Sabu George and Jaison. The team had good cheering support from their motivating colleagues on that day and it landed up to be a perfect entertainer and a good gathering for all of them on a holiday. I am sure through this cricket match MARG has found some good sportsmen in their team and looking forward to encourage their talents through various other activities like this in future. Today, everything we buy starting from cars to computers to mobiles are becoming increasingly affordable thanks to reduction in cost of raw materials, highly competitive markets and advances in technology. However, there is one sector or area which is yet to catch up with this trend in the real sense and that is real estate in India. While developers all around the country seem to be moving in this direction to maintain healthy balance sheets in the recession, we are yet to see a genuine effort to reach out to the masses who can only dream about buying a home.
Traditionally real estate has always been a costly affair due to high land prices, high cost of construction and the builder making a good margin on his investment. Two thirds of the population would be counted out of this for not being able to afford it. While pragmatism and business sense has demanded that builders develop properties outside the city to mitigate the cost of real estate not just for the builder but for the buyer as well, most builders continue to buy land in the costliest parts of Chennai city and finding out that there is no market for it.
You see, in the boom, when software was in 7th heaven and everyone wanted to spend, invest with the feel good factor, probably you may excuse someone for being naive in so much as not being able to capitalize on it and build high end luxury apartments, etc in downtown Chennai. However, when the recession set in, there was not a soul to be found who would make a beeline for these swanky products. The software engineer, the NRI, the CEO, the CXO dissappeared all of a sudden. It was as if, they never existed at all. All the zillions of dollars of marketing spend could only find the eyeballs of kids who like to read the newspaper supplements than the main paper.
Now, if you look at it from the consumer’s perspective, all wazz well! when he could take a loan and manage to pay it over 10 or 20 years with incomes projected to go up all the time and manage the house rent, car loan along with it. But the recession changed it. The average consumer was happy to retain his job leave alone the pay cuts. Cutting daily expenses and resorting to other investments such as FDs was the norm. And then, there were people who had stretched themselves too much and defaulted on loans. Real Estate was the last thing on everyone’s mind.
All of a sudden, demand plummeted overnight, there was excess supply in the market and developers had to cringe and bring prices down to increase sales by a marginal amount. And then, there were those who could not start construction given the low demand, talk about denotifying SEZs, selling land parcels and cancellations as a result.
Today, the market is recovering, we can once again see people willing to spend but it is not the same as it used to be during the boom. High end luxury homes are the last thing on the HNI’s mind. He would rather put an equivalent amount on 3 or 4 houses than put it all in 1 basket. Thankfully so, the builders have realized this and are diverting funds to budget housing, affordable homes. Come to think of it, the recession was not a bad thing at all. It made real estate affordable to a huge chunk of people who would otherwise put their money in banks, FDs etc.
Well, there are still the brave ones who would like to start ambitious projects with spanish names hoping to find the elusive, rich, cooling glass wearing, mercedes car, returned from abroad etc but they are only finding fake ones.
All this brings us to a point where it becomes practical, logical to develop houses away from the city along with the requisite infrastructure for business, learning and living. When you know that the land cost within the city amounts to 80% of the total cost while it amounts to 10% of the cost far away from the city, it can make you think. Here is an opportunity not just to buy a house and move in but also to invest and reap rich returns. This land is bound to appreciate over time than the ones inside the city. And Lo! behold, affordable housing is born and here to stay.
So, at the end of the day, it takes vision, courage and farsightedness to understand the needs of the common man and come up with a solution or a product that is not heavy on the pocket but heavy on returns. Add industries, commercial infrastructure and a well planned city and you get happy customers who are only too happy to refer their friends.
